Kevin F Crowley & Co can carry out Schedules of Condition if you are contemplating a lease, as a landlord or a tenant.
We can advise on the terms of the lease to see if they are fair and just, or whether there are certain obligations that should be removed from the proposed lease, particularly if say, it is an old building.
Often leases that say, “to keep in repair” mean to “put and keep in repair”, which makes you responsible for putting right previous tenants' lack of maintenance of the building.
Requesting a Schedule of Condition prepared by ourselves and insisting that the Schedule be incorporated into the lease should only make you liable for any future deterioration of the building and for a few hundred pounds outlay, this could save you thousands of pounds in liabilities attached to a lease of older premises that are not subject to a Schedule of Condition.
If property has been neglected, we can also carry out Schedules of Dilapidation.
